SJA was engaged by Parkview to provide project management and contract administration services on behalf of the Body Corporate Committee under direction from QCAT (QLD Civil and Administrative Tribunal) to deliver a program of remedial works and repairs to the building façade of Macrossan Residences a 27-story residential building located in the Brisbane CBD.
The project was delivered in two stages. Stage one involved a façade defects investigation and remedial trial repairs contract which assessed the nature and extent of the historical façade defects and a series of trial repairs including water testing which assessed the suitability of the proposed remedial repairs methodology.
Following the completion of stage one, SJA in conjunction with the façade engineer, the façade contractor and the Body Corporate committee devised a stage two remedial works scope of works and a detailed program of repairs that was approved by the Body Corporate to rectify the façade defects.
The façade remedial works were executed by the façade contractor using a combination of scaffolding, access platforms and rope access abseiling down the external face of the building.
Upon completion, water testing was carried out to ensure that the scope of works had successfully addressed the water ingress issues.
SJA added value by ensuring the project was successfully completed on the program and within budget to the satisfaction of the body corporate committee and the owners. SJA managed the external remedial works to the building façade and the internal make good works without impacting upon the owners of the apartments who remained in occupation throughout the project.
SJA also devised a stage one and stage two procurement strategy that enabled the full extent of the defects to be assessed and a detailed stage two scope of remedial works, program, and budget to be developed.
Body corporate committee liaison and management of adjoining owners and other stakeholders ensured that the project ran smoothly, and finished on program without causing any inconvenience or disruption to the owners of apartments in the building.
