The redevelopment was delivered through a Public-Private Partnership (PPP) and covered the Kolling Building (research and education facility), Chatswood Community Health Centre, Royal North Shore Community Health Centre, a new Acute Services Building, part-refurbishment of the existing Douglas Building, a new car park with 350 extra parking spaces, new roads, and landscaping.
The centerpiece of the project is the Acute Services Building consisting of in-patient wards for medical and surgical patients, an outpatient centre and a new Comprehensive Cancer Care Centre.
The Royal North Shore Hospital Clinical Services Building was built alongside the PPP redevelopment to achieve better integration of women’s, children’s, burns and mental health services within the Acute Services Building.
SJA provided the following services to this complex project:
o Master planning
o Developing design estimates
o Public sector comparator for PPP contract
o Tender assessment and recommendation of PPP contractor consortiums
o Cashflow and cost reporting
o Ad hoc costing advice
o Variation assessments and recommendations
According to Aurora Project Manager Jo Thorley, “SJA performed exceptionally well in a very challenging environment. The environment was a very complex one for the role that SJA was expected to perform because it bridged traditional procurement and PPS procurement. The ability to translate the capital and operational costs across these different forms of procurement required exceptional diligence which was applied by SJA”.
